City of South Saint Paul Time of Sale Program

The City of South Saint Paul requires an evaluation prior to marketing any property.  This report is required on all single-family, duplex, townhouse, condominium and all apartment buildings.  The report must be on-site and available for all potential buyers to view.  Additionally a copy must be provided to the buyer at the time of signing a purchase agreement. The evaluation is a statement of the condition of the property based on the city guidelines.

All items designated as "hazard" must be corrected prior to the closing of the property.  After the "hazard" items have been corrected a re-inspection is performed by the fire department of the City of South Saint Paul.  You'll then be issued a letter of compliance that is required for closing.

It is important to have a correct and accurate report in order to ensure a smooth real estate transaction and protect both the buyer and seller.

A pre-inspection service is available so that "hazardous" items can be corrected prior to putting the property on  the market.  Remember that the property cannot be shown or marketed in any way on  a pre-inspection.
